How We Help You Get More Referrals

We help you get more referrals! We're referral only. We are going to take excellent care of you, so we begin what we call the triangle of trust from the very beginning. We've got systems and process to make sure that we are accurate, on time, and communicate throughout the process.


During the process, we are asking the client, how are we doing? Are we meeting your expectations? Can we have a referral to a friend, colleague or family member? So by that constant checking in, we make sure they are taken care of through the entire operation.

PreQualify vs. PreApproval

  • As you prepare to apply for a mortgage, you’ll come across terms like “pre qualification” and “pre approval"... but what's the difference?
  • In simple terms, a pre qualification is a good way to get an estimate of how much home you can afford, and a pre approval takes it one step further by verifying your information to get a more accurate amount
  • The seller is the one who cares about the pre approval and they will want what's called a pre approval letter

Why Team Concept is Important

When you work with me and my team, you're given a team sheet that lists out who everyone is on the Loan with Jen team along with their specific strengths. To keep the process simple and stress-free, we like to keep you in contact with as few people as possible.


But I assure you that you've got all these people at your disposal to help answer any and all of your questions no matter what. From the pre-approval team to the marketing team and everyone in between, the Loan with Jen team is knowledgeable and ready to make your homebuying process a great one.

Mortgage Checklist Documentation

  • A month's worth of pay stubs
  • Two year's worth of W-2's (*please note if you are self-employed you can provide tax returns)
  • For retirees, any retired income (social security, IRA distributions, etc.) are acceptable
  • Two month's worth of assets (bank statements, investment accounts, 401K, owned home assets, etc.)
  • Photo ID/driver's license/passport


What Happens When an Appraisal Comes in Short?

  • There are three options you can go with when the appraisal comes in short...
  • First, you have the option to renegotiate the price. This option is what I’ve seen done the most, and can typically range from the buyer or lender covering the difference
  • Your second option is to take a Reconsideration of Value. This means having a different appraiser come out and reappraise the house that you're looking to buy
  • The third option is for you, as a buyer, to pay the difference between the contract price and appraisal. The good news is, no matter what is paid, your interest rate will be for the lower price value of the home



Why Use a Local Lender

  • A month's worth of pay stubs
  • When you are considering a lender for a mortgage, always consider consulting with a local lender
  • Local lenders know local fees, appraisals, and knowledge of the area you want to move to
  • Last, and most importantly, a local lender will have more access to your listing agent. I love to call the listing agent after an offer has been sent to not only put in a good word for you but also ensure them we will keep them updated every step of the way
  • Photo ID/driver's license/passport
